Is it really possible to have a 3 bedroom apartment in the city of Syracuse for only $300-500 a month?

Yes! We offer a program to select qualified individuals that enables them to own their own home for only $300-500 a month. Keep reading to find out more.

How is it possible for me to own a house? I have bad credit.

We work with people in all kinds of bad credit situations. We will work with you to qualify you for homeownership. However, you must have a real, stable verifiable job with paystubs and earn $20,000 per year at a minimum. No exceptions.

I'd be a first time homeowner. What kind of expectations should I have?

Experience the pride of ownership! It doesn't matter if you've never owned a house in your life. If you earn $20,000, we will work with you to find a way to qualify you for this program. But we want our buyers to have realistic expectations. If you've been renting your entire life, chances are you will not qualify for a suburban mansion. Perfect dream houses cost a lot of money, and you may need to earn $75,000-100,000 to qualify for some of those houses. Are you going to be able to afford a house in a neighborhood of really expensive houses? Chances are no, but even if you earn $20,000, we can still work with you to help qualify you for your first house. And as you develop better credit and a higher income, we'll help you prepare to upgrade to that perfect dream house when you're ready for it.

What house would I qualify for, if I earn $35,000/year, and don't mind paying a little more to own?

If you earn around $35,000/year, chances are you qualify for our Syracuse west side single family house program. You will probably pay more than you're paying now to rent, but you can become the proud owner of your own single family house. Whatever changes and improvements you make to the house are yours to keep!

What house would I qualify for, if I earn $20,000/year, and want to pay less than I am currently paying to rent?

If your annual income is near $20,000/year (including sources of income such as alimony and social security) and you're looking to save money, most likely you will qualify for our two family Syracuse southside house program. In this program, you buy a two family house on the southside of Syracuse and live in one of the apartments. The apartments range from 1-4 bedrooms, depending on the house. You are responsible for renting out the other apartment, which helps you pay the mortgage, taxes, insurance and maintenance costs of the house. We try to work it out so that your anticipated net monthly payment from your income is only $300-500. Can you believe that? Own a house and pay less than what you're paying now to rent!

But I don't earn $20,000 a year. Do I qualify?

You don't qualify to buy one of our houses. Period. However, you can still rent one of our apartments. Vouchers such as Section 8 and public assistance are accepted for certain houses. View our rentals and let us know when you're ready to rent one.

How much of a down payment is required to buy?

The downpayment requirement for each buyer is different, depending on their circumstances. In some cases little or no downpayment is required. We will let you know what is required upon reviewing your application.

What can I realistically expect?

For many of our buyers, the most realistic path is to start with a southside two family house. We encourage people to be conservative and take on a monthly budget that they know they can handle. As your credit and income improves, you can sell the first house and buy the next!

Can I go see the houses first?

No, we do not do showings for unqualified buyers. In addition, we have a constantly changing inventory of houses, and a house you see today might not be available later in the year. We require all our buyers to submit an application through our secure online application. Upon reviewing the application form, we will contact you with out next steps.
